Job Description:
Job Description Position reports to the Assistant Director of
Facilities & Operations. Position will ensure smooth operation of
all utility control and monitoring systems in order to provide
maximum performance and reliability of the systems. Position will
have responsibility for Building Automation Systems ( BAS ) for all
Marshall University. Will be responsible for control functions
relating heating, ventilating, and air conditioning systems by
utilizing DDC (Direct Digital Control) systems. Will direct, train,
and guide staff in the troubleshooting and testing of systems;
through major-to-minor repairs. Participate in the planning of
building automation systems for new construction and major
renovation projects on campus. General Duties: Monitors, maintains
and adjusts building automation, lighting control, and metering
systems. Maintains and modifies equipment and supervisory level
controller software; current and backed up with building or
equipment modifications. Installs, replaces, and repairs electronic
building automation controllers and associated devices. Interpret
building and machinery documentation to troubleshoot and make
repairs. Identify and resolve mechanical, electrical, plumbing, and
programming problems. Use vendor-specific software tools to
troubleshoot and diagnose system problems and perform preventative
maintenance tasks. Read and interpret drawings and sequence of
operations. Ensure all control points are communicating and
operating, alarm and trending parameters are established; maintain
accurate and up-to-date diagrams of control systems. Analyze
building heating and cooling systems and develop preventive
maintenance schedules and long-range plans for system modification
as they relate to effective energy management. Analyze real-time
data, utility bills, and trends to recommend and implement changes
to the sequence of operations, control strategies, and adjust set
points to improve performance and maximize efficiency. Plan,
design, and procure materials and equipment required to install new
systems per control diagrams. Provides technical guidance and
instruction to other employees and mechanics in troubleshooting
and/or repair procedures. Inspects, tests, troubleshoots a variety
of electric and electronic equipment including such hardware as
sensors, control panels, input/output panels, flow meters, and
relays panels as related to utility and building HVAC control
systems. Assists in the development of preventative maintenance,
building equipment schedules, and deferred maintenance.
Participates in a demand response program to curtail energy
throughout multiple buildings to comply with load shedding
requirements. Handles emergency calls as directed during the day
and after hours. Tracks use of the departmental state-purchasing
card. Maintains an organized work area, which includes cleanliness,
safety, and security of materials. Maintains the required tools and
equipment needed for maintenance activity to aid in timely
diagnoses of system or component problems. Receives and issues work
orders. Interacts with supervisors, managers, and requesting
parties to finalize project needs and scope. Inspects, performs
work, and follows-up on work orders when required. Attends project
meetings and interact with contractors, vendors, and engineers as
needed. Reviews new materials for cost-saving measures. Ensures
that administrative records regarding assigned personnel are
accurate and current by reviewing time clock entries, monitoring
employee absences, and completing employee evaluations. Enforces
university rules and policies regarding employee conduct by
advising personnel of the university’s rules and policies on
employee conduct, issuing verbal warnings and written reprimands
for violations, and recommending progressive disciplinary action as
appropriate. Knowledgeable of state, federal, and local codes and
requirements relating to maintenance and construction.
